Why a dried-out shingle can be brought back

If spraying something on a roof sounds too good to be true, that is a reasonable instinct. Here is the actual mechanism, so you can judge it.

What goes wrong

Shingles dry out before they wear out

An asphalt shingle is held together by oils. Gulf Coast heat, humidity and relentless UV cook those oils out of it year after year. Long before the shingle is worn through, it has gone stiff.

What that looks like

Brittle, cracking, shedding granules

A stiff shingle cannot move with the roof deck any more, so it cracks and curls at the edges. It also stops gripping its granules, which is why they end up in your gutters and at the bottom of your downspouts.

What we do

Put the oils back

We spray a treatment across the roof that soaks into the shingle and replaces what the weather took out. Flexibility comes back, the shingle can move again, and it holds onto its granules.

What shingle rejuvenation is, when it works, and when we will tell you it is the wrong call.

Does this really work?

Spraying something on a roof sounds like snake oil. Why is it not?

That is a fair reaction and you should hold onto it. The reason it works is narrow and physical: an asphalt shingle is held together by oils, and Gulf Coast heat and UV drive those oils out of it over years. A shingle that has dried out goes stiff, and a stiff shingle cracks when the roof moves and stops gripping its granules. The treatment soaks in and replaces what the weather took. It restores flexibility to a shingle that still has body to it. What it categorically does not do is repair damage, seal a leak, or add material to a roof that has worn through. Anyone selling it as a fix for those things is selling you something else.

Is this the same as a roof coating or a sealant?

No, and the difference matters. A coating sits on top of the shingle as a new layer. This soaks into the shingle you already have and changes its condition. That is also why it does not alter how your roof looks, which frankly is the hardest part of selling it: a good result looks exactly like nothing happened.

What happens if it does not work?

The honest position is that the assessment is where that gets decided, not afterwards. We look at whether your shingles still have enough left in them to respond, and if they do not, we say so before you spend anything.

Is my roof a candidate?

How do I know if my roof qualifies?

The short version is that the treatment is for shingles that are aging, not broken. Worn, stiffening, losing granules, but still intact and keeping water out. If your roof has storm damage, missing or split shingles, or an active leak, that is physical damage and this is the wrong product. You cannot tell which you have from the ground, and we will not guess over the phone, which is why the assessment exists and why it is free.

My roof was damaged in a storm. Can you treat it instead of replacing it?

No. Hail bruising, wind creasing, split or missing shingles are damage, and nothing sprayed on a roof repairs damage. That roof needs a repair or a replacement, and we do neither. We will tell you that at the assessment and point you toward someone who does that work.

Is my roof too old for this?

There is a point where a shingle has lost too much to come back, and past it the honest answer is that you are saving toward a new roof rather than treating this one.

Can I still replace the roof later if I want to?

Yes. Treating a roof does not commit you to anything or complicate a future replacement. It is maintenance on the roof you already own.
