Roof rejuvenation vs roof replacement

Roof rejuvenation vs roof replacement comes down to one question: is your roof worn out, or is it dried out?

A damaged or worn-through roof needs replacing. A roof whose shingles have stiffened in the Gulf Coast heat but are still intact and keeping water out may not, and that is the roof we treat. We do not do replacements, so we have no reason to steer you either way.

Side by side

Two different jobs, two different roofs

Comparison Rejuvenation Replacement
What it is for Shingles that are dried out and stiff but still intact A roof that is worn through, or too damaged to repair
The old roof Stays on the house Torn off and hauled away
On site A sprayed-on treatment. No dumpster, no tear-off Tear-off crew, dumpster, new decking where needed
Price Most roofs $1,000 to $2,000, priced by the square foot Whatever is on your quote
Fixes storm damage No Yes
Fixes a leak No. Have it repaired first Yes

We do not quote replacements, so we will not guess at what yours should cost. Put the number on your quote next to ours and the gap speaks for itself, provided your roof qualifies.

Which one you need

Tired roof or broken roof

Rejuvenation fits when

  • You are finding granules in the gutters or at the downspouts
  • The shingles look tired, faded, or stiff
  • Nothing is leaking and nothing is missing
  • A roofer has told you it is getting old, not that it is damaged

A roofer is the right call when

  • There is storm or hail damage: bruised, split, or missing shingles
  • Water is getting into the house. Have the leak found and repaired first
  • The shingles have lost too much to come back

If that is your roof, we will say so at the assessment and point you to a roofer who does repairs and replacements.

You cannot tell which of these you have from the ground. The free assessment puts someone on the roof, photographs your shingles, and gives you a straight answer either way.

Common Questions

Rejuvenation or replacement questions

What people ask when they are weighing the two.

Is roof rejuvenation a replacement for a new roof?

Only for a roof that does not need replacing yet. Rejuvenation restores flexibility to shingles that have dried out but are still intact. It does not add material, repair damage, or stop a leak. If your roof has any of those problems, it needs a roofer, for a repair or a replacement, and we will tell you so.

Can I still replace the roof later if I treat it now?

Yes. Treating the shingles does not commit you to anything. It is maintenance on the roof you already own.

Why would a roofer quote a replacement if the roof could be treated?

Most roofers do not offer rejuvenation, so replacement is the answer they have. That does not make the quote wrong. Sometimes the roof does need replacing. The assessment tells you which situation you are in, with photographs of your own shingles.

Do you do roof replacements?

No. We only do shingle rejuvenation. That is the reason our assessment can be honest: if your roof needs replacing, there is nothing for us to sell you, and we point you to a roofer who does that work.
