Condition, not age

Is my roof too old to save?

Is your roof too old to save? Its age matters less than its condition. A roof is worth treating if the shingles have dried out but are still intact, and not worth treating once they are damaged or worn through.

We are based in Deer Park, we only do rejuvenation, and we turn down roofs that will not respond. The assessment tells you which kind you have.

Where the line is

Tired is treatable. Broken is not.

Gulf Coast heat and UV dry the oils out of a shingle long before it wears through. A dried-out shingle goes stiff, cracks when the roof moves, and sheds granules. That stage is what the treatment is for.

Signs your roof may still be a candidate

  • Granules in the gutters or at the downspouts
  • Shingles that look faded, tired, or stiff
  • Nothing leaking, nothing missing

Storm or hail damage

Bruised, split, or stripped shingles are physical damage. Nothing sprayed on a roof repairs that.

An active leak

Water in the house means something is open. Get it fixed first. This is preventative, not a patch.

Shingles past recovery

Past a certain point a shingle has lost too much to come back. Then you are saving for a new roof.

If your roof is in one of those three, we will tell you at the roof and give you the name of a roofer who does replacements.

Why timing matters

The window closes before the leak

Most people wait for a leak before they do anything about a roof. For this, that is backwards. The treatment needs a shingle with enough left in it to respond, so the right time is while the roof looks tired and nothing has gone wrong yet.

That deadline is set by your shingles, not by us. There is no offer expiring. Most roofs cost $1,000 to $2,000 to treat; here is how that is worked out.

Common Questions

Roof age questions

What people ask when they suspect their roof is near the end.

How old is too old for roof rejuvenation?

There is no single age. Two roofs of the same age can be in very different shape depending on the shingle, the sun they get, and how they were installed. What decides it is whether the shingles still have enough body to respond, and that is checked on the roof at the free assessment.

My roof is not leaking. Should I wait until it is?

No. The treatment only works on a roof that is still sound, so a leak has to be repaired before we can do anything, and every year of waiting dries the shingles further. Once they have gone too far, replacement is the only option left. The window is while the roof is tired but intact.

What if you say my roof is too far gone?

Then you have photographs that show why, a straight answer, and the name of a roofer who does replacements. You owe us nothing for the visit.

Can I check my roof myself?

You can look for warning signs from the ground: granules collecting at the downspouts, curled or cracked shingle edges, bare patches, or water stains on a ceiling. Please do not climb onto the roof to check. The assessment covers that part.
